General Description: This is a unique opportunity for a buyer hoping to start in farming, or a nice spot to use as a recreation property close to SIoux City, or it could be a nice little cow operation. It’s size, location and make up create an unusual opportunity. The farm itself is 37.42 acres according to Woodbury County Assessor and has a building site and a creek on it. The farm is currently not enrolled in the farm program but the tenant on the farm estimates the number of crop acres to be approximately 21 and has stated that he filed certification papers to this effect with the FSA. Of course the current farm program will be redone in 2019 and thus it may be possible to try and enroll at that time but for now it is not enrolled and no guarantees can be made by either the executor or the auctioneers. There is a small home, a detached double garage, and a detached single garage, an older frame barn that should probably come down, and a small metal shed as well as several other small frame outbuildings located on the property. Any personal property items on the farm at the time of closing will become the property of the new buyer.
Open Houses: There will be two open house on the building site. The first will be Sunday, Jan. 15th from 1:00 - 2:30 p.m., the second will be on Wed., Jan. 18th from 5:00 - 6:30 or by appointment with the auctioneers.
Terms: Purchaser will be expected to pay 10% of the gross sale price on date of sale and sign a real estate contract agreeing to pay the balance in full as of February 28, 2017, at which time full title will be passed to buyers. If the new buyer decides to occupy the home, he/she will be responsible for any and all inspections and subsequent repairs to the septic and well systems on the farm. If the buyer does not intend to live on the building site, he or she shall have to file proper paperwork with the Woodbury County Sanitarian to demolish the dwelling. Possession on the entire unit will be given subject to the current lease with Bruce Williams for the 2017 crop year. Buyer will receive an assignment of said lease at closing and will receive all of the 2017 income. This lease is in the amount of $4835 for the 2017 crop year. Sellers will pay the installment of taxes becoming delinquent 10/1/17 based on current taxes and all prior taxes. There are no contingencies of any kind. All bidders are expected to have adequate financing in place prior to bidding. Sale is subject only to the approval of the sellers at the auction. All announcements made the day of the sale supersede anything printed herein.
