All four parcels will be sold at the Cobblestone Inn and Suites Conference room located at 2011 Indorf Avenue, Holstein, IA 51025.
Method of Sale: Parcel 1 will be offered first by itself. After Parcel 1 has been sold the remaining 3 parcels –2 through 4 will be offered as choice of a parcel. The high bidder the second time around can take Parcel 2, Parcel 3, or Parcel 4 or they can take all 3. If the buyer takes only 1 or 2 of the parcels then the remaining will be offered until all of the parcels have sold.
Parcel #1:
From Holstein go 3 miles west on 150th Street and 1/2 mile north on the right side of Carriage Avenue. Legal Description: The West Half of the Northwest Quarter (W1/2NW1/4) of Section 29, Township 89, Range 40 West of the 5th P.M. minus a 3.88 acre building site in the northeast corner and thus containing 76.12 acres m/l. General Description: This high quality parcel is located in an aggressive neighborhood only 1 mile south of Hwy D15 with quick and easy access to the Marcus ethanol plant. The majority soil type is Galva silty clay loam with an even distribution of heavy black soil over the entire parcel. This outstanding parcel carries a CSR1 of 87.3 with a gental slope and long straight rows making it easy to plant/harvest
Parcel #2:
From Washta go a half mile south on Hwy. 31 and then a half mile south on graveled Story Avenue. This productive parcel lies at the corner of Story Ave. and the south side of 105th Street. Legal Description: The North Half of the Southwest Quarter (N1/2SW1/4) of Section 5, Township 89, Range 41 West of the 5th P.M. containing 80 acres m/l. General Description: There is a 39 acre field with a CSR2 of 81 on the west half of the parcel. The east field contains 19 acres with ex- cellent soil and carrying a CSR2 of 93 and long straight quarter mile rows. Splitting the farm is a 50’ X 73’ metal machine shed, a 6500 bushel grain bin w/dryer, bunker silage pit and 17 acres of pasture. Pasture ground is hard to find, thus making it easy to cash rent or this parcel would be ideal for a cow/calf operator. The entire parcel carries a CSR2 of 80.7.
Parcel #3:
This parcel lies across the road north from Parcel 2. It has good access from the south boundary on 105th Street and Story Avenue to the Washta elevator, Marcus ethanol plant or the new soy- bean plant in Alta. Legal Description: The South Half of the Northwest Quarter (S1/2NW1/4) of Section 5, Township 89, Range 41 West of the 5th P.M. containing 80 acres m/l. General Description: This gently rolling farm has 30 acres of good tillable land in the southwest boundary with a CSR2 of 78.4 in the this field. This field sits up high with straight boundary lines and heavy black soil. There is a 18 acre field along the east boundary with black, heavy soil. Splitting the farm is a newer 2 stall garage and an old barn and a 2 story home. The home has not been occupied for a while and therefor being sold as is - where is with no warranties or guarantees implied or given. The new buyer will be responsible for putting in a new septic system if they opt to keep the home and there will be some repairs needed before it can be occupied. However there is rural water hookups available.
Parcel #4:
This 126.91 acre parcel lies 1 mile east on the south side of 105th Steet giving it similar access to several grain markets. Legal Description: The North Half of the Southwest Quarter (N1/2SW1/4) and the East 46.91 acres of the South Half of the South- west Quarter (E46.91S1/2SW1/4) and thus containing 126.91 acres m/l. (This excludes an approximate 3 acres former building site) General Description: This parcel has a blend of productive tillable ground and a pasture - \making it ideal for a cow/calf operator.
